Development land… Where does it come from?
We are always looking to acquire new land and so we thought we would give you an insight into the process we go through choosing and acquiring new land for our developments. There are three different ways in which we approach this process:
Directly from the landowner
We are always keen to work directly with landowners as this cuts out the middleman, which can often save a considerable amount on costs and time for both parties included. By building a working relationship, we aim to advise the landowners at an early stage whether their land might offer development potential with no further obligation. After initial advice and appraisal we will aim to reach swift agreement on planning potential and the values thereof. This ensures that the process moves quickly and reaches a successful conclusion as soon as possible.
If there is potential but the opportunity is not something that meets our criteria, we are very willing to offer advice and experience to assist landowners in finding alternatives.
Through an agent
We have built strong relationships with agents in the local area having worked with many on previous projects who know exactly how Forays operates. The agents notify us of any land that would be suitable for one of our developments and having worked with them before, they are able to reassure their clients that we will always deliver. This allows us to identify sites over a large area whilst focusing on the specifics of each site when they are presented to us. Due to the nature of our relationships, we will always resell the properties through the agent that introduced the land to us to ensure a smooth process from start to finish.
Directly identified potential by Forays
Thanks to our knowledge of local areas and our ability to source opportunities, we are able to identify possible locations by studying maps and plans as well as keeping an eye out for suitable sites. Our expert knowledge allows us to differentiate between a suitable and unsuitable site, so we ensure the location will be a desired location by any future potential buyers before the process is taken any further.
What we look out for?
Due to our industry expertise we have a great understanding of the entire process, from planning applications to buying and developing. We consider sites both with and without planning permission so don’t let that put you off. Our projects are located across the South East and we are constantly looking to the future for opportunities to create sophisticated residential homes while respecting local communities and history.
